We purchase 4-8 cheap houses a month with little fix up needed and sell them with seller financing. We will be launching Rehab Invest, LLC in early Jan 2010.
We are in the process of purchasing our first property and will close next week. This RAISE will be used to purchase and market the next 4 properties we have in the pipeline, hire and train 2 virtual assistants to filter the suspects from the buyer prospects and locate more discounted qualified property deals for our consideration. |

Rehab Invest, LLC will purchase discounted cheap houses from banks, investors, and FSBO at %70-%80 below market value and sell them wholesale with seller financing AS IS. The money invested for the initial purchase is often covered by the deposit of the seller financed buyer, leaving most of the future mortgage payments as pure profit. After the note is seasoned, we will sell them to other investors and note buyers.
Because we are able to purchase the properties at a steep discount and there are few repairs needed and we sell them at wholesale prices, we are able to sell them to buyers with a low down payment and low monthly payment which is less than they may have been paying for rent.
